University Hills
Post-war Denver, remodeled one house at a time.
Bounded roughly by Colorado Boulevard, Hampden Avenue and I-25, University Hills was built to meet Denver’s demand for housing after World War II. Its mid-century houses lend themselves to remodeling, as Nancy’s own listings here show.
Nancy has closed more transactions here than in any other Denver neighborhood.
The houses
In the fall of 2020 Nancy sold two neighboring houses on South Glencoe Street, both built in 1953. One, at 843 square feet, kept its original hardwood floors and closed at $396,000. The other, completely remodeled at 1,783 square feet, closed at $550,000. Side by side, they show the range of what this housing stock can be.
New construction arrives here too. Observatory Row, at 4100 East Iliff Avenue, is a 2019 townhome development where Nancy sold two units in 2020.
Getting around
The Yale light rail station and Happy Canyon Shopping Center are both close at hand, and Cherry Creek and the Denver Tech Center are each a short drive. The Ross-University Hills branch of the Denver Public Library serves the neighborhood.
