Cherry Hills Village

Large lots, old trees and the High Line Canal.

Cherry Hills Village sits just south of Denver and has kept its low density on purpose. The town incorporated on July 19, 1945, and its zoning was set early to protect that open, residential character. Much of it still reads as trees first and houses second.

This is where Nancy lives, and where she closed her largest sale to date.

The houses

Mid-century ranches on generous lots sit alongside larger custom homes, which makes renovation one of the central questions here. Buyers are often weighing the land and the setting as much as the structure.

3210 Cherryridge Road shows how that can play out. Built in 1965 on nearly an acre, it sold for $1.2 million in 2018, was fully renovated in 2019, and sold for $4.15 million in 2025. Nancy handled both sales.

Getting outside

The High Line Canal trail runs through the village and connects to a regional route for walking, cycling and riding. Some properties, Cherryridge among them, back directly onto it.

Cherry Hills Country Club has hosted three U.S. Opens (1938, 1960, 1978), two PGA Championships (1941, 1985) and the 2005 U.S. Women’s Open.
